How to Participate in the 2026 Sale

Six steps from zero to winning bidder. Complete all steps before May 4th — you cannot register after the sale opens.

Register on Zeus Auction CLOSED — 2026 Sale
Registration for the May 4–7, 2026 sale has closed. If you are already registered on zeusauction.com, you're set — log in and confirm your bidder account is active before May 4th. For the 2027 sale, register at least 7 days before the opening date.

Build Your Shortlist in the IGI Navigator
Filter 6,315 parcels by property type. Sort by cert value low-to-high. Check Street View on every target. Flag Repeaters — 3+ prior cycles means motivated seller post-redemption. Add stops to your route for physical drive-by.

Run the IGI AI Analyzer
Paste your target addresses into the AI Analyzer. Get ARV, renovation estimate, cash flow, BRRR model, and risk flags instantly. Use the output to set your maximum bid before the auction opens.

Set Your Maximum Bids
Never bid without a ceiling set in advance. Rule of thumb: Max bid = (ARV × 0.65) – Renovation Estimate. Auction pressure is real — set your number before the gavel drops and hold it.

Have Funds Ready — Payment Due Same Day
Payment is due day-of at onyxelectronics.com. Have cash, wire, or certified funds available. Most investors use a dedicated LLC account or hard money line pre-funded before opening.

Certificate → Deed Petition After 120 Days
If unredeemed after 120 days, file a deed petition with Lake County courts. Use a Lake County-experienced attorney — see IGI Partner Network below. Deed typically clears within 60–90 days of petition filing.
⚠ First-timer tip: Build a shortlist of 15–25 parcels. Expect competition on the best properties. Fallback options prevent overbidding on your top pick under auction pressure.
