What does "Free" actually include?
Free includes nearly the full IGI investor platform: NIRA MLS + IGI Exclusives unified search,
the IGI Exclusives feed, the Build-a-Deal flow, lender introductions, and the AI Property Analyzer
— capped at 10 property analyses per calendar month. The two things Free doesn't
include are the Tax Sale Navigator (the 6,315-parcel sale viewer with filtering and Excel export)
and the Route Builder. To unlock those, upgrade to Investor Local.
Service providers (contractors, agents, vendors) can also list their business for free in the
relevant directory — that has always been free and remains free.
Why does Investor Local have seasonal pricing?
Tax sale work is seasonal. Pre-sale prep (Feb–April), the sale itself (May), and the
deed-conversion window (Aug–Sep, when the 120-day redemption period ends) are the months
when Local subscribers actively use the platform. The other six months — Jan, Jun, Jul,
Oct, Nov, Dec — are quieter. We charge what the platform is worth in each window.
High season ($99/mo): Feb · Mar · Apr · May · Aug · Sep — when you're researching
properties, planning routes, and working post-sale follow-through.
Off season ($49/mo): Jan · Jun · Jul · Oct · Nov · Dec — when you're
executing on what you bought and the new sale cycle hasn't started yet.
Same access either way. The price tracks the calendar.
Why pick Pro at $249/mo instead of Local?
Two reasons. First, Pro includes every Indiana market we currently cover and every market
we add in the future. Today that's Lake County. As IGI expands to Marion (Indianapolis),
Allen (Fort Wayne), St. Joseph (South Bend), and beyond, Pro subscribers get those markets
automatically — same subscription, no upgrade fee.
Second, Pro is flat $249/mo year-round with no seasonal swings. If your investment
cadence is consistent across the calendar — multi-market, multi-cycle — flat pricing is cleaner
than the Local high/low cycle. Pro is the right choice for serious year-round investors planning
to operate across markets.
What if I subscribe to Local now and IGI launches a new market mid-year?
Local subscribers stay on Lake County. To access new markets, upgrade to Pro at any time —
the prorated math is handled automatically. Conversely, if you signed up for Pro early
and we haven't launched outside Lake County yet, you're paying for the future option — that's
the deal.
How is the AI Analyzer 10/month cap enforced on Free?
The cap resets on the 1st of each calendar month. Each property analysis you run counts as one
use; you'll see your remaining count in the Analyzer interface. When you hit zero, the Analyzer
will prompt you to upgrade to Local or Pro for unlimited use. The cap is per-user — sharing
accounts won't multiply your allowance.
Can I cancel anytime?
Yes. Both Local and Pro are month-to-month with no minimum term and no cancellation fee.
You'll keep access through the end of your current billing period and won't be charged again.
Free has nothing to cancel — it's free forever.
What happens after the May 4–7 sale closes?
Local and Pro continue. The Tax Sale Navigator stays available through the next cycle for
ongoing research, sale results, and parcel reference. AI Property Analyzer, IGI Exclusives
feed, and Build-a-Deal stay live year-round at all paid tiers — the tax sale is a forcing
function, not the only deal flow on the platform.
How is my account activated after I pay?
After checkout you'll be redirected to an activation page that provisions your
account. You'll also receive a one-click login link by email as a redundant
unlock layer. If either path fails, the other will still let you in. The login link expires in
1 hour; request a new one anytime from the login page.
How does the Buyer Referral fee work for agents?
When IGI sends you a buyer lead from the platform and you close a deal, IGI takes a 25%
referral fee out of your 3% buy-side commission. The fee is collected at close — no upfront
cost. On a $45K sale, that's $338 to IGI and $1,013 net to you. The economics work because
IGI investors are repeat buyers — a single buyer relationship typically closes 3–5 deals
per year.
